FAQs

Occupancy: The maximum number of guests is 14 - limited to 2 persons per yurt, and 8 persons for Tower House, unless a specific written exemption has been made by Owner.

Cleaning protocol: All linens/towels are changed between visitors and are washed in hot water. Check in and check out takes place with no person-to-person contact. Property is cleaned with disinfectant between stays (light switches, countertops, faucets, knobs).

Check in/ Check Out: Check in is after 4pm and Check out is before 10am unless other arrangements have been made.

Deposit/Cancellation: Full payment is due at time of booking to hold the reservation. 100% refund if you cancel at least 30 days before check-in. 50% refund (minus the service fee) if you cancel at least 14 days before check-in. No refund if you cancel less than 14 days before check-in.

Security Deposit/Damage: Guests are responsible for any damage to the rental property caused by Guest or Guest’s party during their stay. A security deposit will be taken with any reservation.

Cleaning: As a part of the rental agreement, Guest will pay a cleaning fee. Guest agrees they will be responsible for excessive additional cleaning if needed. Guest also agrees to leave the property in good condition with all items, furniture, etc in the same place as when they arrived.

Noise: Guest understands and agrees that they, and all members of their rental party will be respectful to our neighbors, including driving slowly on the driveway to the property. Please note we have quiet hours at the property so as not to disturb the neighbors (sound travels far here) from 10pm-7am. In addition, while our property is a very private and serene spot, Highway 89 is located about a mile from our property and is audible at times depending on time of day, wind, and weather.

Public Accommodation Tax: Montana charges 8% Lodging Facility and Use Sales Tax on all vacation rentals. This will be charged on each reservation.

Rental Rules

By making a reservation at Tower House and/or Paradise Yurts, Guest agrees that Guest and Guest’s party will abide by these Rules and Regulations, as well as any other Rules and Regulations posted in the Guidebook or on the property.

The Guest understands and agrees that the Owner and/or Owner’s Agent of Tower House and/or Paradise Yurts are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Guest specifically indemnifies and holds the Owner and Owner’s Agent harmless from any liability. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. The primary renter accepts liability for all guests and hereby waives any Owner or Owner Agent liability on their behalf.

Owner and/or Owner’s Agent are not responsible for the loss of personal belongings or valuables of the guest.

Access to the property will be available at 4pm on check in day. Guest will be given access information prior to reservation.

People other than those in the Guest party set forth in the Terms and Conditions may not stay overnight in the property. The property shall not be used for gatherings of any kind for anyone other than registered Guests (i.e. dinner parties, reunions, weddings, etc.) without advance express written permission of the Owner.

Guest promises to keep the property and all furnishings in good order and to leave the property in the same (or better) condition than when it was rented.

Guest promises to only use appliances and amenities of the vacation rental for their intended uses.

A guidebook will be provided on site for each property.

Housekeeping: Linens and bath towels are included in the rental rate. A washer/dryer is only provided in the Tower House for Guest use. Mid-stay maid service can be arranged for an additional charge, if requested in advance by the Guest. At end of stay, please follow check out information in guidebook on property.

Gas Fireplace: Please read the guidelines in the guidebook on how to use the fireplace at the Tower House properly PRIOR to turning it on. This fireplace will get HOT so take precautions to keep away from it when lit or when it is hot.

Plumbing: We are on a septic. The system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. Please use only the toilet tissue that is provided. If there is a clog in the system, Guest will be charged damages accordingly.

Weather: Tower House and Paradise Yurts are located in a mountain climate. We love the snow but local roads can be snow covered and icy. Guest will be responsible for shoveling their car should significant snow accumulate during Guest’s stay. It is suggested during winter months that all guests have 4x4 or AWD vehicles. Paths and walkways at property may be snowpacked. Drifting may occur in driveway. Refunds will not be given due to poor weather or travel conditions. Travel insurance is recommended.

Pets: we love furry friends but we don’t allow pets inside any of our properties. You may bring a pet onto the property but they cannot come inside – please plan accordingly.

Smoking: Smoking is NOT allowed on the property, either inside OR outside.

Fire: Fires are strictly forbidden at Tower House and Paradise Yurts. This is a windy climate and dry conditions may exist.

Alcoholic Beverages & Drugs: Guest agrees that there will be no illegal activities on the premises, including but not limited to: possession, serving or consumption of alcoholic beverages by anyone under the age of 21; or the possession or use of any illegal drugs. Additionally, Guest accepts full responsibility and liability and hereby indemnifies Owner and/or Owner’s agents for anything that happens in reference to Guest and/or Guest’s party partaking of any alcoholic beverages or drugs on the property.

Fireworks: Although fireworks may be legal in Montana, they are not permitted at Tower House and/or Paradise Yurts at any time.

By making a reservation at Tower House and/or Paradise Yurts, Guest agrees that Guest and Guest’s party will abide by these Rules and Regulations, as well as any other Rules and Regulations posted in the Guidebook or on the property.

Terms & Conditions

Travel and Vacation Rental Insurance: We encourage all guests to purchase travel insurance. If purchased by you, this insurance reimburses you for prepaid non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. This can include but is not limited to sudden illness, death in the family, or property unavailability due to natural disaster / Force Majeure.

Indemnification: Guest agrees to indemnify Owner and Owner’s Agent and save Owner and Owner’s Agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury and/or damage to the property arising from or out of any occurrence in, upon, or about the premises, occasioned by an act or omission by Owner, Owner’s Agent, Guest or other occupants.

OWNER SHALL HAVE NO LIABILITY FOR DAMAGES OR INJURY to Guest or Guests: It is expressly understood and agreed that Owner and Owner’s Agent will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of premises, both inside and outside of the property, whether on the property or elsewhere.

THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF GUEST OR PARENTS, OR CARETAKERS OF ANY CHILDREN ON THE PREMISES, including but not limited to decks, stairways and any and all other activities on the premises.
